Electrical Safety
Many house fires begin with faulty plugs, damaged wiring, or malfunctioning switches. Even if something powers up, it may still be unsafe.
Our responsibilities as your landlord
Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, we must carry out a fixed-wiring inspection (EICR) at least every 5 years to confirm the home's full electrical system is safe.
We will provide you with a copy of the inspection report within 28 days or before your tenancy begins.
Any safety defects identified (e.g. C2/C3 severity levels) are remedied promptly by qualified electricians.
Your responsibilities as a tenant
Do not overload sockets, especially with high-draw appliances like washing machines or heaters.
Unplug items that are not always in use unless they must remain on (e.g. fridge).
Never place heat-producing devices under soft furnishing or directly on furniture.
If you notice any electrical damage (like burn marks, buzzing sockets, flickering lights), please report it straight away.
