Gas Safety
Faulty gas pipework or appliances (like boilers, cookers or meters) can lead to carbon monoxide poisoning or fire - both potentially fatal.
What you can expect from us as your landlord:
We arrange annual safety inspections of all gas appliances, flues and supply fittings in your home by a Gas Safe registered engineer, as mandated by the Gas Safety (Installation and Use) Regulations 1998. Each engineer must be on the official Gas Safe Register.
We keep a record (commonly called a “Landlord Gas Safety Record” or CP12) for every inspection, and provide a copy within 28 days of completion or before you move in.
What we expect from tenants:
Please make space for appointments and let the engineer into your home for safety inspections.
If you use your own gas appliances (e.g. cooker), you must have them checked annually by a Gas Safe qualified engineer and show us the copy of the certificate. Our contractors will note this on your home's safety record.
What to do if you smell gas
- Call 0800 111 999 immediately (this number can be called at any time).
- Do not smoke or light matches.
- Avoid touching lights or switches.
- Open windows and doors to ventilate.
- If safe and possible, turn off the gas supply at the meter.
